ABOUT PRESTON HOLLOW AND DALLAS SOUTH OF LBJ
Preston Hollow is conveniently located south of Royal and north of Northwest Highway between Hillcrest and Midway Road, making it easy to get to the airports and to commute to downtown and the Arts District downtown.
The area of Preston Hollow, west of Preston Road between Preston and Midway and South of Royal, and north of Northwest Highway, is considered the Estate Area, where, if you have an acre of land and a barn you can have two horses. In the Estate Area’s winding streets and rolling hills, you can often see people riding horses in the alleys and along the streets.
Preston Harlow is in the Dallas Independent school District (DISD), but is home to many of the most prestigious private schools in the Metroplex. Since many of the families send their children to private schools, your neighbors’ kids don’t often go to the same schools as your own kids. Preston Hollow, like the Park Cities, is a very family-oriented area.

NORTH DALLAS – SOUTH OF LBJ
This area, considered part of North Dallas, is adjacent to Preston Hollow, north of Royal, south of 635, east of the North Dallas Tollway and west of I-75. This is an area where you can find many different homes, including typical North Dallas ranch, zero lot line homes, and large homes on over an acre. Many of the homes are over a million. Older and more affordable condos are Hillcrest Villas, Williamsburg and Preston Square. Some areas that have larger lots are the Ricks Circle area, Janmar and Russwood Acres. This acreage is generally more affordable than comparable properties in Preston Hollow. The zero lot line homes are particularly attractive to empty-nesters because they are low maintenance and close to many amenities that are important to that age group.
Medical City Hospital is at Forest and I-75 and Presbyterian Hospital is at Walnut Hill and Greenville. The area is also convenient to many tennis and golf clubs and There are many churches and synagogues as well. The gated communities in the areas with a large acreage and streets that have the typical “North Dallas Rambler” ranch homes, This area seems to have something for everyone.
THINGS TO DO IN PRESTON HOLLOW
Some of the most popular restaurants in Preston Hollow are the S&S Restaurant — still known familiarly as the S&S Tea Room – and in the Preston Royal shopping center there is Neighborhood Services Bar and Grill, Princi Italia and Ruggeri’s as well as Central Market.
The shopping area that is at Preston and Forest has a Tom Thumb and Whole Foods grocery stores, and restaurants such as Rockfish, The Woodlands, and the Mercury which is upscale dining and has a fabulous bar where you can eat dinner and bar food.
And, for fitness, the Cooper Fitness Center and the Jewish Community Center are in this North Dallas area.
